Our architectural team recently completed an exciting ground-floor remodel and rear extension in Barnet, North London, designed to blend modern aesthetics with functional living. This project showcases how thoughtful architectural design can breathe new life into an existing space, making it both more practical and visually striking. We focused exclusively on the pre-construction phase for this project, working closely with our clients to design a home that reflected their vision and lifestyle. From securing planning approval to delivering the technical documents needed for their chosen builder to bring the design to life, we handled every detail before construction began.
The centrepiece of this project was the transformation of the ground floor. The layout was reimagined to provide an open-plan living, dining, and kitchen area that feels both expansive and connected. We designed the rear extension to enhance the flow of the home, creating a space where the family can easily move from one area to another without losing the sense of openness.
This combination of slim-frame sliding doors and corner glazing gives the home a sleek, minimalistic look, while also making it feel larger and more connected to its surroundings. Natural light plays a significant role in the overall design, making the space feel more inviting and enhancing the clean, modern lines. One of the most striking elements of the design was the use of slim-frame sliding doors instead of traditional bifolds. These ultra-slim doors allow for larger glass panels and less visible framework, resulting in uninterrupted views of the garden and a seamless connection between the interior and exterior. When open, the sliding doors disappear almost entirely, allowing the indoor space to spill out into the garden, perfect for summer evenings and entertaining.
To further elevate the design, we integrated corner glazing into the rear extension. This feature not only adds a contemporary touch but also floods the space with natural light, creating a bright, airy atmosphere. The corner glazing emphasizes the modern aesthetic while enhancing the connection between the indoor space and the garden.
Our role in this project focused on guiding the clients through the pre-construction phase, ensuring everything was in place for the builder to begin the construction process with ease. This included developing the design, securing planning permission from the local authorities in Barnet, and preparing comprehensive technical documents that detailed every aspect of the remodel and extension.Navigating the planning process can be complex, especially in a location like Barnet, where modern design elements must align with local guidelines. We worked closely with local planners to ensure the design not only met the needs and tastes of the client but also adhered to all relevant regulations. Our deep understanding of the planning process meant we were able to secure approval without significant delays. Once planning permission was granted, we transitioned into preparing the technical documents needed for construction. These documents are vital to ensure that the builder can execute the design exactly as envisioned, with no confusion or unnecessary delays during the build phase. While we were not involved in the physical build itself, our detailed technical documents provided the foundation for the builder to proceed confidently.
One of the key objectives for the client was to create a home where the garden felt like an extension of the interior living space. By using slim-frame sliding doors and corner glazing, we achieved this goal by opening up the rear of the home to the garden. The sliding doors provide a floor-to-ceiling expanse of glass that frames the garden beautifully, bringing the outdoors in and making the space feel larger.
In addition to the sliding doors, the corner glazing creates a dynamic architectural feature, allowing for light to flood in from multiple angles. This not only brightens the space but also offers different perspectives of the garden from inside the home. The result is a light-filled, modern living area that feels connected to nature, no matter the time of year.
While the aesthetic of the extension leans toward the modern, we made sure the design was also highly practical. The open-plan layout was designed to suit the needs of a busy family, with clear zones for cooking, dining, and relaxing. Despite the open nature of the space, the layout allows for flexibility, with plenty of room for both entertaining and day-to-day family life.
The modern materials and finishes, such as the slim-frame sliding doors and clean lines of the glazing, were chosen not only for their aesthetic appeal but also for their durability and ease of maintenance. The minimalist design means the space remains uncluttered, emphasizing the sense of openness and calm that the clients wanted.
