In this project, we worked closely with our clients to not only design a stunning new extension but also reconfigure the layout of the house to maximize both practicality and aesthetic appeal.
This project, like many we undertake, was focused on the pre-construction phase. From concept design to securing planning approval and creating detailed technical documents, our goal was to prepare everything needed for the client’s chosen builder to proceed smoothly. It’s important to note that while we handled all the pre-construction requirements, including the technical details and planning permission from Redbridge Council, we were not involved in the physical build of the extension. Instead, we empowered our client with everything they needed to begin construction with confidence. The centrepiece of this project was a ground-floor extension that transformed how the family uses their home. We designed an open-plan space that embraced the best features of the property—the large garden at the rear—by introducing bifold doors along the rear wall. These expansive doors now open the entire living area to the outdoors, creating a natural flow between the garden and interior, perfect for both day-to-day family life and entertaining guests.
To enhance the sense of openness and light, we incorporated a crown roof with a large roof lantern. The crown roof allows for greater ceiling height and the roof lantern brings in an abundance of natural light from above, illuminating the interior in a way that enhances the connection between indoor and outdoor spaces. This combination of bifold doors and a roof lantern ensures the home feels airy and bright throughout the day, no matter the weather.
Relocating the kitchen to the rear of the property allowed the space to truly benefit from these garden views. We carefully planned the kitchen layout to make the most of the natural light and views, creating a functional yet beautiful space where cooking and family time come together harmoniously. By flipping the layout, we turned the kitchen into the heart of the home, surrounded by large windows and doors that allow for uninterrupted views of the garden.
Our involvement didn’t stop with the ground-floor extension. We also reconfigured the first-floor layout to improve bedroom proportions and create a layout that can accommodate a future loft conversion. The existing bedrooms were somewhat cramped and didn’t make the best use of the available space. Our design team worked on resizing and reconfiguring the rooms to create four well-proportioned bedrooms that will serve the family well for years to come. A key aspect of the design was to ensure that the first floor would easily allow for a loft conversion at a later stage, giving the homeowners future flexibility. We developed a design that would not only improve the current living conditions but also set the stage for this future conversion without needing major structural changes down the line. Securing planning approval is often one of the most challenging aspects of any home extension project, especially in areas with restrictions on exterior changes, such as Buckhurst Hill. Our team handled the entire planning process on behalf of the client, submitting the application to Redbridge Council and ensuring that all local regulations and guidelines were met. We communicated with Redbridge planners throughout the process, making sure the design complied with their expectations while still delivering the functionality and aesthetics our client wanted. Thanks to our attention to detail and in-depth knowledge of local planning laws, we were able to secure approval for the extension without significant delays or complications.Once planning permission was secured, our role shifted to preparing detailed technical documents that would allow the build phase to begin. This pre-construction phase is a critical part of any project. We developed comprehensive plans, including structural details and precise measurements, to ensure that the builder could proceed without unnecessary questions or confusion.
